This includes moving around the board, interacting with points of interest, trading items, or fighting monsters. The Investigator Phase has each player performing two actions from a pool of general actions. The game is divided into two phases: the Investigator Phase and the Mythos Phase. In essence, the application keeps track of the general game state and main story for the players, while each player is responsible for the well-being of all investigators. From now on, the application will handle map generation, encounters for the investigators, and the Mythos phase at the end of each turn. The app will determine the starting items ( which players may divide as they choose), and then the app will read the prologue to the players. Once doing so, each player picks which investigator they want to play as. Separate all of the map tiles, and choose the scenario you wish to play from the application. To set up the game, sort the investigators, monsters, tokens, and cards in separate piles, and install the application on your PC, phone, or tablet.

A companion app provides puzzles and challenges for the players to overcome, as opposed to a single player standing in the way of the investigators. This version of the game differs from the First Edition as now everyone is always on the same team. One to five investigators are tasked with working together to solve mysteries based on the horror fiction of H.P. Mansions of Madness: Second Edition is a fully cooperative game.
